Heat a wide pan over medium-high heat. Add oil and butter.
Add mushrooms in a single layer. Lightly salt.
Cook undisturbed for 2–3 minutes, then stir and cook until moisture evaporates and mushrooms begin to brown. - 2
Add sliced onions. Cook 3–4 minutes until soft and slightly sweet.
Add bell peppers. Cook another 2–3 minutes until softened and lightly charred.
Season with additional salt and black pepper. Remove from heat. - 3
Mayo on inside of two bread slices.
Add hot mushroom–onion–pepper mix, then tomato slices, then cheese.
Close sandwich.
Mayo on outside.
Pan-toast on medium-low, covered, flip once, until golden and cheese melts.
