Preheat oven 325F.

Spray 8x8 baking dish with cooking spray and line it with parchment paper. Not 9x9 dish because it will overcook.

In a medium bowl, combine dry ingredients (with chocolate chips).

In a large bowl, whisk together wet ingredients.

Sprinkle dry mix into the wet mix and stir until combined.

Pour the batter into the pan and smooth the top.

Bake for 40-48 mins. Check with toothpick until the toothpick comes out with only a few crumbles attached to it.
