Preheat oven to 350

Line muffin tin with muffin tin liners. Add 2 tbsp water to empty wells.

Combine flour, sugar, cocoa powder, baking soda & salt.

Add egg, butter (softened), buttermilk, vanilla & hot water (last).

Beat with electric mixer until smooth.

Divide batter into 16 wells.

In small bowl, beat cream cheese with sugar.

Fold in chocolate chips and coconut.

Drop cream cheese mixture into center of cupcakes.
