Steps

Take one cup of water and allow it to boil

Add 1/2 to 1 spoon of chai-masala

Add grated ginger. Caution: The more you add ginger, the more spicy will be the chai

Allow this to boil until stream gets surfaced (4-5 mins)

Add 1/2 cup of milk and again allow it to boil for 7-8 mins

Add 1/2 to 1 spoon of sugar

Add 1/2 to 1 spoon of chai Patti/ tea leaves

Boil it until you find malai(thick milk skin) on surface. That's it you are ready with your perfect tea/chai.
